Investment Analysis of Commercial Real Estate is the eleventh course in the Certified Commercial Advisor (CCA) designation program. This class identifies the components of debt and equity in commercial real estate transactions and explains the benefits of financial leverage. It introduces the cash flow model used to evaluate commercial real estate investments and explains how to calculate gain on sale to determine a real estate investment’s internal rate of return and net present value. After completing this course, you will be able to:
• Identify the components of debt and equity and explain the benefits of financial leverage.
• Calculate gain on sale to determine the net cash received at closing.
• Use the cash flow model to determine the internal rate of return and net present value of a commercial real estate investment.
