CCA 107 – Accounting & Taxation of Commercial Real Estate
This course goes into detail about how to understand financial statements and the different types of income and expenses. It then identifies important concepts in accounting and taxation that relate directly to real estate like, passive activity rules, depreciation, cost segregation, depreciation recapture and gain or loss on sale. It also gives a detailed description of 1031 Tax-deferred Exchanges and identifies the various IRS forms used to report these activities.

CCA 108 – Financial Analysis of Commercial Real Estate
This course teaches how to analyze commercial real estate and the importance of doing due diligence. It not only provides a comprehensive due diligence checklist but identifies the elements of an income statement and how to compute a capitalization rate using Net Operating Income. It provides case studies using financial analysis tools for apartments, office buildings, industrial properties, retail properties, and vacant land.

CCA 109 – Commercial Real Estate Contracts & Forms
This course starts out by introducing contracts in general and the meaning of certain contractual terms. It identifies the elements of a contract then goes into a detailed discussion of the various agreements and forms used in commercial real estate from listing and selling to buying and leasing. A number of sample commercial contracts and forms are also provided.
