Kenneth T. Holman

Mr. Holman founded the National Association of Real Estate Advisors (NAREA) in 2012. NAREA is an association that provides educational classes to real estate professionals. Mr. Holman is also president of Overland Group, Inc., a multi-faceted real estate organization that provides, through its independently-owned and operated companies, brokerage, construction, development, financing, property management and real estate investing for its clients in both commercial and residential real estate.

Mr. Holman holds a Bachelor of Science degree in Accounting from Brigham Young University’s Marriott School of Management and a Master of Business Administration (MBA) degree from the University of Utah’s David Eccles School of Business. Ken holds the following licenses: Real Estate Broker’s License and General Contractor’s License.

INTRODUCTION TO COMMERCIAL REAL ESTATE BROKERAGE

This course introduces commercial real estate brokerage. It provides an overview of the commercial real estate industry by property type. It discusses the most prominent associations and designations available today and teaches how to establish a career in commercial real estate brokerage including what tools are most important when getting into the commercial real estate brokerage business.

LISTING AND SELLING COMMERCIAL REAL ESTATE

This course teaches the fundamentals of listing and selling commercial real estate from prospecting and preparing a listing presentation to evaluating and marketing the property. This course takes you through a step-by-step process of how to list a commercial property for sale. It also reviews in detail the commercial real estate selling process.

LEASING COMMERCIAL REAL ESTATE

This course introduces commercial real estate leasing and the leasing process. It also identifies in detail the various types of commercial leases and how to measure commercial space. It teaches how to understand a standard lease agreement. This is a terrific course for teaching how to become a great commercial leasing agent.

MARKETING COMMERCIAL REAL ESTATE

This course demonstrates how to market commercial real estate by developing a comprehensive marketing plan. It reviews in depth how to use syndication services and the multiple listing service. It teaches how to implement an email marketing campaign using your database and presents alternative advertising source and how to evaluate your marketing performance. FINANCING COMMERCIAL REAL ESTATE

This course reviews the requirements to qualify for a commercial loan and the various types of commercial loans and lenders. It discusses conventional, governmental, and creative loan programs. Not only does it go through the entire commercial lending process but it also provides sample forms for all different types of commercial loans.

VALUING COMMERCIAL REAL ESTATE

This course introduces real property appraisal concepts and the nature of value created by real estate markets. It discusses foundational appraisal principles and how to identify real estate cycles and the life cycle of a market area. It values property from a market analysis and highest and best use perspective and concludes with a detailed description of the various approaches to value.

ACCOUNTING & TAXATION OF COMMERCIAL REAL ESTATE

This course goes into detail about how to understand financial statements and the different types of income and expenses. It then identifies important concepts in accounting and taxation that relate directly to real estate like, passive activity rules, depreciation, cost segregation, depreciation recapture and gain or loss on sale. It also gives a detailed description of 1031 Tax-deferred Exchanges and identifies the various IRS forms used to report these activities.

FINANCIAL ANALYSIS OF COMMERCIAL REAL ESTATE

This course teaches how to analyze commercial real estate and the importance of doing due diligence. It not only provides a comprehensive due diligence checklist but identifies the elements of an income statement and how to compute a capitalization rate using Net Operating Income. It provides case studies using financial analysis tools for apartments, office buildings, industrial properties, retail properties and vacant land.

COMMERCIAL REAL ESTATE CONTRACTS & FORMS

This course starts out by introducing contracts in general and the meaning of certain contractual terms. It identifies the elements of a contract then goes into a detailed discussion of the various agreements and forms used in commercial real estate from listing and selling to buying and leasing. A number of sample commercial contracts and forms are also provided.

MANAGING COMMERCIAL REAL ESTATE

This course introduces the business of commercial property management and identifies the various real estate positions and designations available to property managers. It reviews the management agreement and teaches how to prepare a Management Action Plan. This course not only presents how to manage a commercial property in general, but also how to manage specific types of commercial properties.

INVESTMENT ANALYSIS OF COMMERCIAL REAL ESTATE

This course teaches investment analysis concepts and how to analyze a commercial investment using a financial calculator and the investment analysis forms provided by NAREA. It introduces the concept of the time value of money and instructs how to prepare financial projections using the cash flow model. At the conclusion of this course, you will be able to calculate gain on sale, internal rate of return and net present value.

INVESTING IN REAL ESTATE USING SELF-DIRECTED RETIREMENT ACCOUNTS

This course teaches how to invest in real estate using self-directed retirement accounts. It goes through the financial planning process and identifies various types of retirement accounts and how they can be self-directed through an administrator and custodian. It goes into detail about how to buy real estate with a self-directed account and identifies numerous real estate investment alternatives.
